Why This Site?
This site is well located, accessible and contained on the south western settlement edge of Colehill.
It has been identified by Dorset Council as a suitable location for new homes in the emerging Local Plan as an opportunity site.
The site is enclosed on all sides by existing development, roads and green space. Its development represents a contained and logical extension of the existing residential area.
Combined with the new SANG to the south, and retained hedgerows and ecology buffers, a significant proportion of the site would remain as green, open space, providing an attractive and well-landscaped setting.

A Sustainable Site
The site is in a genuinely sustainable location, with good access to local facilities, services and employment on foot, by bike and by bus.
Leigh Road (B3073) is an established active travel corridor, with a defined footway and cycleway on both sides, forming part of National Cycle Network route 256, providing safe and direct connections to Colehill, Wimborne Minster, Ferndown and the wider area.
Local shops and leisure facilities in Colehill and Wimborne Minster are all within typical walking and cycling distances.
Leigh Road is served by Morebus Route 13 (Bournemouth to Ferndown and Wimborne via Leigh Road), with buses every 20 to 40 minutes throughout the day, seven days a week, from approximately 5am to 12:30am. Bus stops are located directly adjacent to the site, providing frequent, reliable connections to Wimborne Minster, Ferndown and Bournemouth.
