A Well-Connected Location for Active Travel
The site is well placed for sustainable travel.
Leigh Road is a national cycle route and established walking and cycling corridor, with a defined footway and cycleway on both sides providing safe and direct connections to Colehill, Wimborne Minster, Ferndown and the wider area. Local shops and leisure facilities are all within walking and cycling distances.
Morebus Route 13 serves Leigh Road with buses every 20 to 40 minutes throughout the day, seven days a week, with stops directly adjacent to the site. Future residents will have frequent, practical alternatives to the car for everyday journeys.
Within the site, a network of pedestrian and cycle routes will connect new homes to the SANG, play areas and the Leigh Road corridor. The ‘play along the way’ design approach encourages walking as the natural way to move around the development.

Vehicle Access
Vehicular access to the site will be provided from Leigh Road (B3073), opposite Lonsdale Road, forming the fourth arm of the existing signalised junction.
The junction will be upgraded to accommodate the development, with appropriate road markings and geometry for all road users.
Pedestrian and cycle access is incorporated within the access arrangements.
Traffic Impact
We recognise that new development can have an impact and are committed to positively managing the movement of people to ensure changes to the local highways are minimal.
The planning application will be accompanied by a detailed Transport Assessment which will consider such impacts and set out what mitigation might be required.
Initial traffic counts undertaken in March 2026 were used alongside the trip generation data to model the impact on the signalised junction. The assessment demonstrates that the junction would operate with ample residual capacity and that the development would not have a material impact on the operation of the local highway network.
Traffic flows generated by the
development would fall within the typical daily variation in flows along Leigh Road, withthe scheme forecast to generate around 60 trips per hour in the peak hours, equivalent to one vehicle every minute.
